Look at what the tenancy agreement says about repairs and breakages
Look at what it says on the check-in inventory report - if you aren't given a copy, make sure you request one
Take photos of everything when you take over the tenancy
Communicate openly with your landlord – do not see your landlord as ‘the enemy’
If you foresee a problem with paying the rent speak to the landlord and give them notice of the fact and explain the problem and how you intend to address it. Most landlords are far more sympathetic to the tenant having difficulty with paying the rent if they are told about the problem and given an opportunity to discuss it rather than finding out for themselves that the rent has not been received into their bank account.
